Property Management
Firstly, we will come and inspect your home or the property you wish to
let. This is undertaken to consider the most suitable type of tenant for
you and any particular problems and the potential of letting your home
or property.
- Whether to let furnished or unfurnished
- The rent you can expect to obtain
- The type of tenant or tenancy most suited to your property
- What to leave for the inventory.
- Any improvements which would speed the rental of your property or
let it at an increased rent
- Whether or not you wish us to fully or partly manage your property.
We will set out to find the right tenant for you. All prospective tenants
will have to furnish us with satisfactory references, depending on their
status and credit searches are carried out at no extra charge to you.
Tenants monies (rents and deposits) are deposited and held in our separate
'Clients account' and we act as trustees. We also hold professional indemnity
insurance. We are members of 'ARLA', the 'Association of Residential
Letting Agents' and therefore hold' Fidelity Bonding' insurance
for all clients' protection.
We supply a carefully selected and worded document to safeguard your interests.
These are carried out before the commencement and end of the tenancy.
The inventory and utilities checks are done free of charge for you.
Both levels of management offer to you a number of services:-
This includes the collection of rent on your behalf and the follow up
of arrears.
- We advise on rental values and guarantees, regulations and insurance.
- Advertise and market the property
- Appointment only viewing of your property.
- Obtain references, deposits and credit check tenants
- Prepare tenancy agreements and inventories
- Notify utilities/Councils of possession dates and readings
- Issue and serve the appropriate notices
- Re-advertise for new Tenant
This includes the overseeing of the property in the case of minor repairs
and the management of income from the property for you.
Our full management package provides the additional following services:-
- Periodically check the property to ensure that the terms of contract
are being upheld
- Pursue rent arrears
- Arrange minor repairs and maintenance as required
- Deal with insurance claims if required
- On vacation check inventory
- Inform yourselves of dilapidation's and arrange for the property to
be cleaned and any repairs or renewals to be performed
- Prepare tenants closing account from receipt of your charges and invoiced
repairs etc. and deal with queries
- Check the property whilst empty
- Assist the landlord in respect of disputes
This means exactly what it states. We will:-
- Market your property
- Reference and credit search the tenant
- Set up the tenancy, including the agreement
- Arrange the inventory and schedule, if required
- Collect and transfer rent and surety deposit

Most, if not all other agents will charge you a setting up fee. This
is for taking up tenants references, carrying out a credit search, drawing
up a tenancy agreement and typing up a detailed inventory & schedule
of conditions. Also there should be accompanied visits to your property
with prospective tenants.
But all this is free with HPM!
HPM charge a low commission rate
from only 10% of the Rent PCM.
